How to Transfer Patta Ownership?
When a person sells their property or buys it from someone else or transfers it to another name, it is essential to document it. The first step in a sale transaction between two individuals is registering the deed, and getting it recognized by the government is done through the transfer of Patta ownership.
When immovable properties like land, buildings, vacant plots, or agricultural lands are purchased, whether through a sale, inheritance, partition deed, or will, the buyer must apply for the transfer of Patta ownership. Whom should you approach?
What Information Does a Patta Contain?
A Patta is a document that indicates the ownership of a land. It includes details such as the owner's name, Patta number, village name, district name, survey number, subdivision, land area, whether it is wetland or dryland, and other relevant details.
Where to Apply?
You can apply at the Taluk Office or the Village Administrative Office under whose jurisdiction the property falls. If you submit the application in person, make sure to get an acknowledgment receipt. If an acknowledgment receipt is not provided, send the application via registered post with acknowledgment due.
What Is the Fee?
The fee for Patta transfer varies from ₹80 to ₹240, depending on the subdivision.
How to Apply?
After registering the sale deed, within 15 days, apply for Patta transfer to the relevant Tahsildar, stating, "I have purchased the land mentioned in the attached photocopy of the deed. Please transfer the Patta of the purchased land to my name/divide and issue a separate Patta." Attach copies of the deed documents with the application and send it via registered post with acknowledgment due.
How Long Does It Take?
For a standard Patta transfer, it should be completed within 15 days, and for a Patta transfer requiring subdivision, it should be done within 30 days.
Importance of Patta
When land or buildings are bought from one person to another, the deed is registered at the sub-registrar’s office. After registration, the buyer must get the Patta transferred to their name.
Since the land documents are under the control of the Revenue Department, you need to apply with the necessary fee and the deed copy for the transfer. The application is sent from the Tahsildar to the relevant surveyor. The surveyor will inspect the land, make the necessary changes in the documents, and issue the Patta transfer.
Patta is essential for various government-related activities like obtaining agricultural loans, jewelry loans, deed registration, availing government welfare schemes, receiving flood or drought relief during natural calamities, and more.
How to Obtain Document Copies?
After the Patta transfer, how to apply and obtain copies of the Chitta, Adangal, A-register, and land map under the Right to Information Act:
“Regular Patta transfer was done for —- Taluk —- Village —— Survey Number. Please provide the records registered regarding this Chitta, Adangal copy.”
“I received a subdivided Patta for —- Taluk —- Village —— Survey Number. Please provide the records registered regarding this Chitta, Adangal, A-register, and land map copies.”
If the Patta transfer orders are not received within the specified 15/30 days, you can apply under the Right to Information Act to the relevant Tahsildar.
