 Types of Patta


Patta is a certificate issued by the Revenue Department indicating who currently holds the title to a piece of land.


It contains details such as the current owner’s name, state, district, taluk, village, survey number, type of land, extent, and any other relevant information.


Types of Patta (There are eight types of Patta):


1. UDR Patta (Updating Data Registry)

   - From 1979 to 1989, all manual land records were organized, re-surveyed, and documented in UDR Patta across Tamil Nadu. These records were then digitized.

   - Manual records became digitized, and now these are available online.

   - Corrections such as name errors, survey number errors, and extent errors are ongoing. Many have yet to change Patta from their ancestors' names.


2. Natham Land Scheme

   - Excluding Natham lands from UDR Patta, they were re-surveyed, mapped, and issued Thooraya Patta (Temporary Patta) and Thooai Patta (Permanent Patta).

   - Thooraya Patta:

 Issued as a temporary patta for those residing in Natham land. It is subject to corrections for any errors and is not permanent.

   - Thoosi Patta: 

Issued after verifying and correcting all details, making it a permanent patta.


3. AD Condition Patta

   - AD Condition Patta is given to landless Scheduled Tribes and Scheduled Castes for house plots from surplus land.

   - Typically issued manually and given to women’s names.

   - Includes conditions such as prohibiting the sale to non-Scheduled Tribes/Castes for a specified period.


4. Land Assignment Patta (D-Card Condition Patta)

   - Government-free land assignments to poor and backward individuals, including ex-servicemen, transgenders, etc.

   - Includes conditions restricting the sale to others for a specified period.


5. TSLR Patta

   - Town Survey Land Record (TSLR) documents for urban areas.

   - High accuracy in urban surveys, with precise records compared to rural areas.

   - Equivalent to a Patta for urban properties.


6. Thoosi Patta

   - Also known as 2C Patta, issued for maintaining and enjoying trees on government land.

   - Commonly called tree Patta.


7. Joint Patta

   - Unlike individual Patta, Joint Patta does not specify the exact portion each person owns.

   - Multiple owners share the property without defined divisions.


8. Individual Patta

   - Held by a single person with clear subdivisions and survey numbers.

   - Includes precise details like owner’s name, land extent, survey number, and FMB subdivision.


UDR Patta, Natham Land Scheme - Thooraya & Thooai Patta, AD Condition Patta, Land Assignment Patta, TSLR Patta, and Dust Patta are all divided based on their recipients. Understanding the nature of the Patta document clarifies the distinction between Individual and Joint Patta.
