When a property is sold or transferred from one person to another, it is essential to document the change. The first step in such a transaction between two individuals is the registration of the deed. The subsequent step is the official name change in the Patta (land deed) by the government.


Patta applies to immovable properties such as land, buildings, vacant plots, and agricultural lands. When these properties are purchased either through sale, inheritance, partition deed, or will document, the buyer must apply for a name change in the Patta. Who to approach and how to apply for it?


What details does a Patta contain?

A Patta shows who owns the land. It includes the owner's name, Patta number, village name, district name, survey number, subdivision, land area, type of land (wet or dry), and other relevant details.


Where to apply?

You can apply to the Tahsildar (revenue officer) or the village administrative officer of the locality where the property is situated. If you apply in person, ensure to get an acknowledgment receipt. If not, send the application through registered post with acknowledgment.


Fee:

The fee for changing the name on the Patta ranges from INR 80 to INR 240, depending on the subdivision.


How to apply?

After registering the deed, apply to the concerned Tahsildar within 15 days for a Patta name change. The application should state, "I have purchased the land as per the attached photocopy of the deed. Please change the Patta of the land I purchased to my name or issue a separate Patta after subdivision." Attach copies of the deed documents with the application.


Timeframe:

A regular Patta name change should be completed within 15 days, while a Patta name change requiring subdivision should be completed within 30 days.


Importance of Patta:

When land or buildings are purchased, the deed is registered at the sub-registrar's office. After the registration, the buyer must change the Patta to their name. Since land records are maintained by the revenue department, you must pay the necessary fee and apply for the name change using the registered deed.


The application will be sent from the Tahsildar to the concerned surveyor. The surveyor will inspect the land, make necessary changes in the records, and issue the updated Patta.


A Patta is essential for obtaining agricultural loans, jewelry loans, property registration, government welfare schemes, compensation for agricultural lands affected by natural disasters, and various other government-related activities.

If the Patta name change orders are not received within the specified 15/30 days, you can apply under the Right to Information Act to the concerned Tahsildar.
